APPLICATION FAQ

1. REVIEW OUR RENTAL REQUIREMENTS
We will not review any application until ALL documentation has been provided to us in one PDF or faxed package. Incomplete applications will result in a delay and/or may be rejected. Every page of the application must be completed and pages that require signatures MUST be signed or application will be returned for signature(s). We cannot accept photos of documents, (NO JPG attachments) photos of driver’s licenses and/or pets are the only exception. Multiple emails, attachments and/or faxes will not be accepted. Incomplete applications WILL NOT be processed or presented to the property owner until they are complete. Grand Realty Group, Inc. reserves the right to reject any application containing false information.

APPLICATIONS WITH ANY OF THE FOLLOWING WILL BE REJECTED WITHOUT FURTHER DISCUSSION:

  • 600 Credit Score or better for each applicant 18 or over, lower scores may be accepted at the property owner’s discretion with a Letter of Explanation and/or additional lease terms.
  • Combined Gross Income Level to be 3x the rent amount or better.
  • $40 Application fee for each applicant 18 or over PLUS a completed GRG Rental Application Package.
    • A $15 Student Fee may be considered for non-income contributing applicants age 18 or over that WILL NOT be Leaseholders. If applying for a Student Fee, please submit only page 1 of the application filling out the top portion including Name, Social Security Number, Birthdate and Driver’s License Number. Only a background check will be performed. This will not apply to spouses/life partners.

OUR STANDARD REQUIREMENTS:

  • $40 Application Fee for each applicant age 18 or over, plus a completed GRG Rental Application Package,
  • 600 Credit Score or better, for each applicant age 18 or over; lower scores may be accepted at the property owner’s discretion with a Letter of Explanation and/or additional lease terms,
  • Combined Gross Income Level of 3x the rent amount.

$40 APPLICATION FEE INCLUDES:

  • TransUnion Credit Check
  • Criminal Background Check
  • Eviction Screening
  • NSF Screening
  • Sex Offender Screening
  • Employment Verification, we will verify
  • Rental History Verification, we will verify- no application will be accepted without a satisfactory rental reference

ACCEPTABLE FORMS OF PAYMENT ARE:

  • Cashier’s Check/Money Order made out to Grand Realty Group, Inc. – sorry, no personal checks will be accepted

  • Credit Card (payment information to be filled out on Credit/Background Check Authorization Form)

ALL ATTACHED PAGES MUST BE SUBMITTED ALONG WITH THE FOLLOWING APPLICABLE ITEMS FOR A COMPLETE PACKAGE:

  • A legible copy of a current Driver’s License for each applicant age 18 years of age or older.
  • One month of pay stubs, (most recent) for each applicant 18 years of age or older. If you are starting a new job an offer letter or letter of intent from your employer is required.
  • If Self-Employed, please provide copies of your tax returns for the past two years along with any further supporting documentation or proof of income. Bank statements may be requested.
  • If applicant income or any supplemental income comes from SSI/Disability, pension, alimony, child support, inheritance or any other form, we will need a copy of a statement or supporting documents as proof of income.
  • Military Applicants MUST provide a copy of branch orders and Commanding Officer contact information.
  • Pet Photos.
  • A Letter of Explanation/Introduction describing current situation. If credit is negative, i.e Foreclosure/Short Sale, Bankruptcy, divorce, medical/extenuating life circumstances, this gives you an opportunity to explain.

PETS:

In most scenarios, pets are considered on a case by case basis at the owner’s discretion. Pet deposits are $350 per pet, however multiple deposits may be negotiated at the property owner’s discretion and property owner may increase or decrease deposit at will. You MUST submit a clear photo of each and every pet along with a description i.e. age, breed, gender and weight.

If you wish to pay using PayPal, you may need to submit multiple payments to accommodate student application fees.

4. SUBMIT YOUR COMPLETE APPLICATION
Please email your complete application package in one PDF document to Apply@GRGRents.com or fax it to 847.469.3101. You may also print all documentation and turn it in at our office.
What if my credit score is below 600?
The more documentation you provide with your application, the faster we will be able to have an answer for you. If you have special circumstances, like a low credit score, you can write a letter explaining your situation andsubmit it with your application.

Ultimately, the decision is up to the owner so the more information you can provide, the better chance you have of being approved.

My spouse/partner doesn’t work. Do they still need to complete an application?
Yes, every proposed occupant over the age of 18 needs to complete a separate application. In some cases, we may not need every single page of the application – please contact us directly if you have a circumstance this may pertain to.
Do I have to pay a separate application fee for both myself and my spouse/roommate?
Yes, each proposed occupant over the age of 18 needs to pay the application fee. In some cases, we can offer a reduced fee if we do not need to run a credit check. Please contact our office directly if you have a circumstance this may pertain to.

A reduced application fee of $15 may be considered for non-income contributing applicants age 18 or over that will not be leaseholders. If applying for a student application fee, please submit Page 1 of the application and be sure to include Name, Social Security Number, Birthdate, and Driver’s License Number. Only a background check will be performed. This option does not apply to spouses/life partners.

Is the application fee refundable if I don’t get approved?
No, the application fee is a non-refundable sum. The fee is charged for the performance of a service, not solely for the credit/background check.
If I’m not approved, can I have a copy of my credit report?
We cannot supply a copy of your credit report to you, but we can put you in contact with the company that we use to run the report and they can assist you in obtaining a copy of your credit report.
Are pet deposits refundable?
Yes, pet deposits are treated as additional security deposit and are refundable upon move-out, if there is no damage deemed to be caused by said pet(s). We will perform an extensive move-out walkthrough to compare the condition of the property prior to move-in and upon move-out.
Are co-signers accepted? Does my co-signer need to complete a separate application?
Yes, co-signers are accepted and need to complete a full application and pay the $40 application fee.
What funds are required to move in?
Security deposit (plus pet deposits, if applicable), and first month’s rent. We also require proof of Renter’s Insurance and utility accounts setup in the renter’s name.
What if I’ve never rented before?
In some cases, we can accept that you do not have a rental reference if you have good credit and/or a good verifiable source of income. It is possible we may also suggest a co-signer/guarantor in such cases.
What if I have no credit?
In some cases, we can accept that you do not have established credit if you have a good verifiable source of income. We may also suggest or require a co-signer/guarantor in such cases.
