  • Our application is mobile friendly and online through a third-party company. Once your application has been submitted you will be charged for the application fee, your credit/background reports will be run, and the process will begin. If you have any co-applicants aged 18 or above, they must each fill out an application as well as upload the requested documents. Any missing applications and/or paperwork can delay the process and other prospective tenants with complete application packages will be reviewed prior to yours.
  • Application fees are collected to cover a service and are NOT refundable.
  • Please expect a turn-around time of 3-5 business days.
  • When your application is complete, you must visit to submit a pet profile, whether you have pets or not.
    • NO PET PROFILE (FREE) – To confirm that you have no pets accompanying you at the property
    • ASSISTANCE ANIMAL (FREE) – To register your assistance animal
    • HOUSEHOLD PETS ($20 + $15 each additional pet) – ALL Household Pets must be screened through (See Pets)




  • A credit score of 600 or higher
  • Combined gross income level of 3X the rent amount, all income must be verifiable
  • A satisfactory, verifiable rental reference with current Landlord
  • All applicants intending to be Leaseholders must be age 18 or older


  • Falsification of any given information on application
  • Any open bankruptcies
  • Any felony convictions in the past 5 years including theft, burglary or assault to a person or property; including possession, manufacturing or distribution of a controlled substance
  • Any evictions in the past 5 years
  • Any debt to a current or previous Landlord in the past 5 years
  • Any utility collections within the past 5 years
  • Any registered sex offender, regardless of time frame
  • Any conviction of a terrorism related offense, regardless of time frame

  • All applicants must have a credit score of 600 or higher.
  • A credit report will be obtained on each applicant to verify credit ratings. Income level plus verification of credit history will be entered into a scoring model to determine eligibility and security deposit levels. Unfavorable findings on credit reports that could negatively affect scores include but are not limited to: multiple inquiries, collections, foreclosures, charge-offs, repossessions, open bankruptcies, late payments and delinquencies.


  • Maximum occupancy is 2 persons per bedroom plus one person per home however, some homeowner’s associations and municipalities have rental occupancy guidelines that will supersede this general rule.


  • A satisfactory rental verification is required from current Landlord. If your current Landlord cannot be reached after 3 attempts, the application may get rejected. Any evictions and/or debts owed to a current or past Landlord within the last five years will result in an automatic denial.
  • Applicants living with family and/or little to no rental history will require either a co-signer or additional security deposit. Security deposit levels may be increased up to three times the rent to overcome deficiencies in rental history.


  • A background check will be obtained for each applicant age 18 or older. All criminal records are evaluated from the date of disposition regardless of age at time such offense was committed. Any felony convictions up to five years prior to the date of application will be denied. Any sex related offenses or terrorism related offenses will result in an automatic denial.


  • Recent paystubs to cover last consecutive 4 weeks, must include year to date earnings. If an applicant has more than one job that will be counted as income, paystubs for both jobs are required.
  • If any income is coming from SSI, child support, alimony or any other form, proof must be provided in the form of a statement. Some may require court documents or bank deposit records.
  • Self-employed applicants must provide sufficient proof of income. Paystubs from the self-owned company are preferred but other documentation may be required at Grand Realty Group’s discretion. Tax returns from the past two years as well as bank statements may be required.


Pets are considered on a case-by-case basis and it is up to you, the applicant and/or your agent to verify whether or not the property will accept pets or if there are limitations prior to submitting an application. The property listing on the MLS and/or other websites will reflect whether pets are authorized and if there are any restrictions and/or limitations at the property that you are applying for. All pets must be at least 2 years old (no puppies or kittens), some exceptions may be considered with higher deposit levels at the owner’s discretion. Clear photos of each pet are required and a refundable pet deposit of $350 for each pet will be collected. We reserve the right to increase this deposit at will and in some cases, a monthly pet rent will be required.

The three types of profiles available are:

  • NO PET PROFILE: This is a FREE profile that you acknowledge and understand our pet policy. You also are stating that you will not be bringing a pet/animal to the property for any reason and there is no visiting of any animal, no pet sitting, etc. without written consent of Grand Realty Group Inc.
  • HOUSEHOLD PET PROFILE: $20 fee to screen and register your household pet, $15 for each additional pet. You must upload photos, input breed information, vaccination details and behavioral history.
  • ASSISTANCE ANIMAL – This is a FREE profile for any assistance, support or service animal. You must upload photos, medical documentation if required, input breed information, vaccination details and behavioral history.

My spouse/partner doesn’t work. Do they still need to complete an application?
Yes, every proposed occupant over the age of 18 needs to complete a separate application.
Do I have to pay a separate application fee for both myself and my spouse/roommate?
Yes, each proposed occupant over the age of 18 needs to pay the application fee.
Is the application fee refundable if I don’t get approved?
No, the application fee is a non-refundable sum. The fee is charged for the performance of a service, not solely for the credit/background check.
If I’m not approved, can I have a copy of my credit report?

Are pet deposits refundable?
Yes, pet deposits are treated as additional security deposit and are refundable upon move-out, if there is no damage deemed to be caused by said pet(s). We will perform an extensive move-out walkthrough to compare the condition of the property prior to move-in and upon move-out.
Are co-signers accepted? Does my co-signer need to complete a separate application?
Yes, in some circumstances co-signers will be accepted and will need to complete a full application and pay the $50 application fee. Co-signers must be able to prove that they can support the rent as well as their own household.
What funds are required to move in?
Security deposit (plus pet deposits, if applicable), and first month’s rent. We also require proof of Renter’s Insurance and utility accounts setup in the renter’s name.
What if I’ve never rented before?
In some cases, we can accept that you do not have a rental reference if you have good credit and/or a good verifiable source of income. In this event, we will increase the security deposit. Deposits may be increased up to three times the rent to overcome deficiencies in rental history.
