Q: What is my credit score is below 600?

A: The more documentation you provide with your application, the faster we will be able to have an answer for you. If you have special circumstances, like a low credit score, you can write a letter explaining your situation and submit it with your application.

Ultimately, the decision is up to the owner so the more information you can provide, the better chance you have of being approved.

Q: My spouse/partner doesn’t work. Do they still need to complete an application?

A: Yes, every proposed occupant over the age of 18 needs to complete a separate application. In some cases, we may not need every single page of the application – please contact us directly if you have a circumstance this may pertain to.

Q: Do I have to pay a separate application fee for both me and my spouse/roommate?

A: Yes, each proposed occupant over the age of 18 needs to pay the application fee. In some cases, we can offer a reduced fee if we do not need to run a credit check. Please contact our office directly if you have a circumstance this may pertain to.

Q: Is the application fee refundable if I don’t get approved?

A: No, the application fee is a non-refundable sum once we have run your credit and provided your application to the owner for consideration.

Q: If I’m not approved, can I have a copy of my credit report?

A: No, by law it is prohibited for the credit report to be supplied to the applicant.

Q: Are pet deposits refundable?

A: Yes, pet deposits are treated as additional security deposit and are refundable upon move-out, if there is no damage deemed to be caused by said pet(s). We will perform an extensive move-out walkthrough to compare the condition of the property prior to move-in and upon move-out.

Q: Are co-signers accepted? Does my co-signer need to complete a separate application?

A: Yes, co-signers are accepted and need to complete a full application and pay the $40 application fee.

Q: What funds are required to move in?

A: Security deposit (plus pet deposits, if applicable), and first month’s rent. We also require proof of Renter’s Insurance and utility accounts setup in the renter’s name.

Q: What if I’ve never rented before?

A: In some cases we can accept that you do not have a rental reference if you have good credit and/or a good verifiable source of income. It is possible we may also suggest a co-signer/guarantor in such cases.

Q: What if I have no credit?

A: In some cases we can accept that you do not have established credit if you have a good verifiable source of income. We may also suggest or require a co-signer/guarantor in such cases.
